I'm Dave Ross of Ross Family Rentals. I don't just manage rentals, I own them, so I treat your home with the same care I give my own. I own and manage 8 short-term rentals in Placerville, Camino, and Mariposa. I also co-host 4 properties I don't own for others. If you own a permitted rental in any of these areas and want help running it, here's what I do.

Pricing and your listing

I use specialized pricing software to help set nightly rates based on local demand, events and occupancy. I balance revenue and occupancy. I also review your listing, optimize it for search, make updates, caption photos, and can even edit existing photos to make your listing shine. I list on Airbnb and Vrbo.

Guest communication

I'm the front desk of the hotel, so you don't have to be. Guests always have someone available for questions big or small. I will set your guest messaging up in my SOP's so no important information is missed.

Property visits and cleaning

I visit your property twice a month. I live centrally, so I can get there quickly when something comes up. I manage and schedule the cleaning team directly and stay in contact with them so your home is guest-ready.

Maintenance

I handle many maintenance issues personally, so you avoid the minimum call-out fees outside contractors charge. For bigger jobs I have trusted local contacts for contractors, plumbers, HVAC, landscapers, and pool and hot-tub maintenance.

Supplies

I keep an inventory of all consumables like toilet paper and shampoo, make sure propane tanks are full, and can even place the orders so you don't have to worry about it and nothing ever runs out. The owner pays for all goods, and cleaners are paid automatically through Airbnb.

Payments

I don't collect your revenue. You are paid directly by the platform.

Cleaner payments and the monthly management fee can be set up to be paid automatically through Airbnb. No need for invoicing or worrying about sending Zelle payments.

Reporting

Need quarterly, monthly or even weekly reporting on how your listing is performing? No problem, I can set reports to be sent to you automatically.
