Before you hire an Airbnb co-host in El Dorado County, ask who will do the daily work, how your money will be handled and which decisions stay with you. A clear scope matters more than a promise of higher income. Use these nine questions to compare services for your Placerville, Camino, Apple Hill or Pollock Pines rental.
1. Who answers guests, and who handles problems in person?
Ask who responds before booking, at check-in and when something goes wrong during a stay. Then ask who can visit the property. A person answering messages and a person availableĀ locally are two different parts of the job. At Ross Family Rentals, I handle guest communication and coordinate property care. Tell me where your rental is so we can discuss the coverage it needs.
2. What will you change about my listing?
Ask for a review of the photos, description, captions and settings, rather than a vague promise to improve visibility. A useful proposal explains what needs changing and why. I review listings and suggest improvements, then make the changes you approve. Nobody can promise a particular position in Airbnb search.
3. How do you set nightly prices?
Ask how the co-host responds to local demand, seasonality and empty nights. Also ask who approves minimum stays, discounts and house rules. I use specialized pricing software and balance revenue and occupancy. That is an approach to managing rates, not a guarantee of earnings.
4. Who schedules cleaners and checks the property?
Get specific about turnovers, cleaner communication and regular visits. Ask what happens if a cleaner cancels or reports damage. I coordinate the cleaning team and visit properties about twice a month. Regular visits and cleaning are separate tasks, so both should appear in the scope you agree on.
5. Who pays for supplies and cleaning?
Ask whether consumables and cleaner charges are included in the management fee or paid separately. I track supplies and can place orders, but the owner pays for the goods. Cleaner costs are also on the owner side. Clear expectations here prevent an apparently simple fee from turning into a surprise.
6. Which repairs can you handle, and when do you call me?
Ask what the co-host can do personally, when an outside contractor is needed and how spending approval works. I handle many maintenance issues and have local contacts for larger jobs. Before starting, agree on the work I can authorize and the situations that need your decision.
7. Where does the booking money go?
Ask who receives payouts, how the management fee is paid and what reports you will receive. With Ross Family Rentals, platform revenue is paid directly to you rather than collected by me. Review the proposed payment setup and reporting together before access or payments change.
8. Have we confirmed that this property can operate as intended?
Do not use a mailing address, a nearby rental or a seller's listing as proof of permission. Confirm the property's jurisdiction and current requirements with the responsible agency. El Dorado County's VHR office is a starting point for county questions; a property inside a city needs the relevant city's guidance. Co-hosting does not replace permits or other owner obligations.
9. What exactly are we agreeing to?
Put the service scope, fee, extra costs, account access, owner approvals and ending process in writing. Ask to see relevant experience without treating guest reviews as owner testimonials. A good comparison tells you what you are handing off and what you still need to do.
